Compliance for Tenerife holiday rentals
Tenerife is the largest and most visited island in the Canary Islands, with one of the most complex holiday rental regulatory environments in Spain. The island's southern resorts — Costa Adeje, Los Cristianos, Playa de las Américas, and El Médano — generate a huge volume of short-term rental activity, all of which falls under the Canary Islands' licensing and registration framework. Northern Tenerife, including Puerto de la Cruz, Santa Cruz, and La Laguna, follows the same rules.
Royal Decree 933/2021 has been actively enforced in Tenerife since its implementation in December 2024. The Guardia Civil and Policía Local have conducted targeted inspections of holiday rental properties in Arona, Adeje, and other major tourist municipalities. Every guest over 14 must have their ID data submitted to SES Hospedajes within 24 hours of arrival — with fines of up to €30,000 for each breach.
As part of the Canary Islands, Tenerife applies IGIC rather than mainland IVA on tourist rental income. The IGIC rate for accommodation is 7%, and registration via Modelo 400 with the Agencia Tributaria Canaria is mandatory before you accept your first booking.
Legal requirements for Tenerife rental owners
VV Licence (Vivienda Vacacional)
Required from the Cabildo de Tenerife before advertising any property as tourist accommodation. The municipalities of Arona and Adeje — covering Costa Adeje and Los Cristianos — have restrictions on new licences in some zones.
NRA Registration
From January 2025, all Spanish holiday rentals must display a Número de Registro de Alquiler on every listing platform. Required in addition to your regional VV number and applied for via Spain's national VUDA gateway.
SES Hospedajes Guest Registration
Under Royal Decree 933/2021, ID data for every guest over 14 must be submitted within 24 hours of arrival. Tenerife's high inspection rate makes documented, timely compliance especially important.
IGIC Registration (Modelo 400)
Tourist rental income in Tenerife is subject to IGIC at 7%. Mandatory registration via Modelo 400 with the Agencia Tributaria Canaria before the first rental period.

Can I let my Tenerife apartment on Airbnb without a VV Licence?
No. Advertising a property on Airbnb, Booking.com, or any other platform without a valid Vivienda Vacacional (VV) Licence is illegal under Canary Islands law. Fines for operating without a licence can reach €300,000. The Cabildo de Tenerife also coordinates with platforms to remove unlicensed listings.
Are enforcement checks common in Costa Adeje and Arona?
Yes. The municipalities of Adeje and Arona — covering Costa Adeje, Los Cristianos, Playa de las Américas, and Torviscas — have some of the highest rates of holiday rental inspections in Spain. Owners without up-to-date SES Hospedajes records and valid licences face immediate fines.
Do I need to register for IGIC if I only rent my Tenerife property during winter?
Yes. There is no minimum rental period or income threshold for IGIC registration. If your property is let to tourists at any point during the year, you must register via Modelo 400 with the Agencia Tributaria Canaria before the first booking is received. Quarterly IGIC declarations are then required regardless of the amount earned.
