Lanzarote is one of Spain's most popular holiday rental destinations, and one of its most regulated. The island falls under the Canary Islands regulatory framework, which operates separately from mainland Spain. If you rent out a holiday property in Lanzarote — whether an apartment, villa, or house — you are legally required to register each guest with SES Hospedajes, hold a Vivienda Vacacional (VV) Licence from the Cabildo of Lanzarote, and register your rental income for IGIC.
IGIC (Impuesto General Indirecto Canario) is the Canary Islands' equivalent of mainland Spain's IVA. At 7%, it is lower than the 10% rate that applies to accommodation on the mainland — but it must be registered for and declared quarterly from the moment you receive your first booking.
The SES Hospedajes requirement (Royal Decree 933/2021, in force from December 2024) applies across all of Spain, including Lanzarote. You must submit each guest's ID data within 24 hours of arrival. Failing to do so — even occasionally — exposes you to fines of up to €30,000.
Legal requirements for Lanzarote rental owners
VV Licence (Vivienda Vacacional)
Required from the Cabildo of Lanzarote before you can legally advertise your property for tourist rental. Availability is restricted in some zones — a habitat classification study may be required in protected areas.
NRA Registration
From January 2025, all Spanish holiday rentals must display a Número de Registro de Alquiler (NRA) on every listing platform. Applied for online via Spain's VUDA digital gateway.
SES Hospedajes Guest Registration
Under Royal Decree 933/2021, you must submit ID data for every guest over 14 years old within 24 hours of arrival. Failure carries fines of up to €30,000 per breach.
IGIC Registration (Modelo 400)
Canary Islands holiday rental income is subject to IGIC at 7%. You must register with the Agencia Tributaria Canaria via Modelo 400 before your first guest arrives.
